The affordable housing lottery has launched for The Brooklyn Tower, a 93-story residential supertall at 55 Fleet Street in Downtown Brooklyn. Designed by SHoP Architects and developed and built by JDS Development, the 1,066-foot structure contains 150 condos and 400 rental units, 30% of which are priced below market-rate. If you make 130% of the area median income–$90,172 to $215, then150–NYC Housing Connect has 120 units available. Specifically, you can apply for the units, priced between $2,630 a month for studios and $3,872 a month for three bedrooms.
There are additional income strata according to specific types of rooms.
The tower’s modern, comfort-maximizing design is characterized by its “convexacave” columns. These give the building a shape that shifts as it rises. The design goes from convex to concave, with texture and movement being given as it nears the pinnacle, according to a spokesperson. SHoP Architects used the Dime Savings Bank of Brooklyn as a starting point for the design. The historic bank has been incorporated into the base of the building and its hexagonal composition was an inspiration for the tower.
A dog park, a media room, a children’s playroom and playground, a recreation room, a library lounge, a billiards room, a screening room, a meeting room, a fitness center, a basketball court, an on-site resident manager, a rooftop deck with barbecue grills and a fire pit, a 75-foot-long lap pool, and a kiddy pool are among the amenities. Homes come with washers and dryers, cooling, hardwood floors, fast web, and name-brand kitchen machines, ledges, and completions. Electricity is the responsibility of tenants.
Tenants get a month free on the first lease term and a $500 security deposit on any unit size. There are other fees, such as those for membership at the Life Time Fitness gym, which includes a cafe, group fitness and private training, and chiropractic services.
Applications for prospective renters who qualify must be postmarked or submitted online no later than May 30th, 2023.
