The building achieved over 96% occupancy, a significant leap from the 50% availability faced by Soloviev in 2020. The once half-empty tower’s resurgence is especially notable given the challenges posed by a deserted midtown during the pandemic.
The tower hosts prestigious tenants like Apollo and Loews Corp., with rents often exceeding $200 per square foot. Soloviev credits this resurgence to the cultivation of personal relationships with tenants, marking a stark contrast to the contentious tenant relations during his father’s era.
The introduction of exclusive amenities, including a for-tenants-only athletic club and a spa pool, along with a 20,000 square-foot amenities center, have further elevated the tower’s allure. The building has also embraced cultural contributions with the Soloviev Foundation Gallery, featuring works by Matisse and Giacometti. This transformation signifies a new chapter for Nine West.
